The capital is bursting with exciting hotel openings and welcoming big brands, from A-list favourites to sprawling resorts. So, whether you’re after a fun, fashionable or family-friendly stay, there’s a property to suit your hospitality needs. Here are all of the new hotels opening in London.
Admiralty Arch Waldorf Astoria
London’s Admiralty Arch is being transformed into the Admiralty Arch Waldorf Astoria, poised to become "the finest hotel in London." This luxurious property will offer 100 exquisitely designed rooms and suites, each boasting stunning views of The Mall and Trafalgar Square. The rooms will feature opulent finishes and cutting-edge technology, while the public areas will honour the building’s Grade I listed heritage. A brand-new restaurant and roof terrace will debut on the arch’s first bridging floor, a space that has never before been accessible to the public. Diners will enjoy some of the most breathtaking views in London, looking straight down The Mall toward Buckingham Palace. The hotel will also feature a state-of-the-art spa, complete with an indoor swimming pool, treatment rooms, a sauna, a steam room, and a yoga and Pilates studio.

Cambridge House by The In and Out Club
The billionaire Ruben brothers have secured planning permission to transform a former private members club in Piccadilly into one of London’s most opulent hotels. Their ambitious plans involve restoring the dilapidated buildings to create a five-star luxury hotel, complete with a grand ballroom. Spanning 2,360 square feet, the ballroom will be more than twice the size of an average home, underscoring the scale and grandeur of this prestigious development.

ERGON House Covent Garden
Greek food and hospitality brand ERGON is set to make its international debut with the opening of its first hotel outside of Greece. Scheduled to launch in 2025, the boutique hotel will be housed within a listed building in the Covent Garden district. The property will feature 20 stylish guest rooms, a fitness suite, and a rooftop restaurant complete with an alfresco terrace, offering guests an authentic taste of Greek hospitality in the heart of London.

House of Gods
House of Gods can already be found in Edinburgh and Glasgow in Scotland. The hotel brand prides itself on offering seductive stays and hedonistic hideaways. Rooms in the hotel include bathtubs in the bedrooms, four-poster beds, and velvet curtains. Spanning more than 65,000 square feet, House of Gods in London will be a multipurpose space. The development will feature 78 bedrooms, a restaurant, a rooftop bar, and a music venue. The events will be operated by Camm & Hooper. Plus, an agreement has been signed between the entertainment investor, Imbiba, and Canary Wharf Group.

Hyatt Place Paddington
Hyatt Place London Paddington will be a business and leisure hub in the heart of Paddington. Located within a five-minute walk from Paddington Train Station and 15 minutes from Oxford Street, it is in a superb spot. The hotel includes 87 guest rooms, offering room for both work and leisure. Indulge in all-day dining at the lounge and library. Dishes range from Full English breakfast to lighter alternatives.

Hyatt Regency London Olympia
The hotel marks the fifth Hyatt Regency in London and the seventh in the United Kingdom. It will be located within Emberton House, and feature 204 rooms and suites, three fully equipped interconnecting meeting spaces, a dedicated fitness centre and two food and beverage outlets: Loungé Cafe and Bar offering light bites, coffee and cocktails, and Hotel Market, a grab and go style offering in the hotels entrance. The venue will offer easy access to popular neighbourhoods such as Kensington and Notting Hill and West London’s cultural landmarks.

Newman Hotel
This contemporary hotel, featuring 81 rooms and suites, a European brasserie, a chic cocktail bar, and a dedicated wellness floor, is poised to become a vibrant new destination in the Fitzrovia neighbourhood. Each room is designed with a modern Art Deco aesthetic, blending timeless elegance with contemporary style. The rooftop floor boasts a signature suite with a private terrace, which, when combined with the adjacent rooms, can be transformed into an exclusive, expansive four-bedroom suite, offering a luxurious and private retreat for guests.

Sircle London
The renowned hospitality group, Sircle Collection, is set to introduce an exciting new brand with the opening of an 81-bedroom hotel. Located in a charming existing building on Devonshire Square, just a stone's throw from Liverpool Street station, this hotel is expected to offer a vibrant experience for its guests. Sircle London will feature a range of impressive amenities, including the highly anticipated Seven North restaurant, helmed by acclaimed Chef Eyal Shani. Additionally, the hotel will boast The Covers, an exclusive members club, a state-of-the-art yoga studio and fitness centre, and a beautifully designed outdoor botanical courtyard, providing a serene escape in the heart of the city.

Six Senses London
The department store, Whiteleys, is set to become the new home of Six Senses London, marking the brand’s highly anticipated entry into the United Kingdom. This luxurious hotel, wellness club, and spa will offer 110 guest rooms and suites, beautifully blending the building’s historic charm with contemporary comforts. Additionally, the property will feature 14 branded residences, where owners will enjoy exclusive access to all the benefits of a Six Senses home, including personalised interior design, concierge services, dining options, housekeeping, and tailored wellness programs.

The Other House Covent Garden
Just steps away from the iconic piazza, The Other House Covent Garden is set to introduce its signature Club Flats, complemented by a destination bar, a relaxed bistro, and a rooftop bar. The property will also feature an exclusive Members' Club, offering a private restaurant and bar, a wellness centre, and a state-of-the-art gym. Housed within seven historic buildings, including a former rectory, this landmark property will showcase a stunning inner-glazed atrium. With the addition of three new floors, guests will be treated to breathtaking views across central London, making it a truly exceptional destination.

The St. Regis London
The first St. Regis hotel in the United Kingdom will be glamorous and echo the spirit of other St. Regis hotels around the world. The site was previously home to the Westbury Mayfair Hotel, which is undergoing a £90 million redevelopment. The St. Regis London will have 196 rooms and suites and include a signature restaurant, speakeasy jazz bar, fitness centre, and spa.

The Zetter Bloomsbury
The Zetter Bloomsbury will cover 13,760 square feet and feature 68 bedrooms. Designed by James Thurstan Waterworth, the interiors draw inspiration from Bloomsbury’s literary and artistic heritage, spanning writers such as Virginia Woolf and EM Forster. The hotel will retain the warmth and charm familiar to guests of The Zetter’s Marylebone and Clerkenwell properties. Situated opposite the British Museum and close to Lamb’s Conduit Street, the hotel combines local neighbourhood appeal with refined, international sophistication.

Oberoi Hotels
The Indian luxury hospitality group, Oberoi Hotels, is expanding to Brook Street, Mayfair. The development aims to be completed by 2027, and here’s what to expect. Located on Brook Street, Oberoi Hotels looks set to create a world-class destination. Work on the site began in 2023, and it is expected to attract an estimated £6.5 million in annual spending and create 1,000 permanent jobs. The hotel will be located in a historic, listed building and will span more than 33,000 square feet. The site will also be home to cafés, shops, restaurants, leisure spaces, and offices.

Mandarin Oriental Bankside
Mandarin Oriental is preparing to open its third London hotel in 2028, located on the vibrant South Bank. This new property will be a key feature of the 2.2-hectare mixed-use Bankside Yards development, a visionary project aimed at reconnecting the area between the Tate Modern and Blackfriars Station. Mandarin Oriental Bankside will include 171 rooms and 70 residences. The facilities will cover four restaurants, a fitness centre, a wellness centre and a 25-metre lap pool. Plus, the venue will boast a sky lobby lounge and private roof garden, which we imagine will make the most of that view.

MCR Hotel Group’s BT Tower Hotel
The iconic BT Tower is undergoing a transformative change. This historic landmark has been sold to MCR Hotels for £275 million and will be converted into a luxurious upmarket hotel. The decision to repurpose the BT Tower comes as telecommunications technology has evolved, rendering its original function of transmitting signals less crucial. MCR Hotels, renowned for its hospitality ventures including New York's High Line hotel and the TWA hotel at JFK airport, is leading the transformation of the BT Tower. Renowned architectural studio Thomas Heatherwick, known for its innovative designs (and bendy buses), has been tasked with spearheading the tower's conversion.
